ACC Request Information
General Information
Per Creekwood Master Covenants, Conditions and Restrictions (CC&R for short) certain home improvements require that an ACC Request is submitted for approval. Depending on request, additional information must be provided before approval. Lack of this information requires further communication with the homeowner which will extend the approval process.
Purpose
The ACC is here to keep Creekwood to the great standard the CC&Rs dictate and we are all used to. This standard and consistency throughout the neighborhood are what makes Creekwood so attractive to current homeowners and new buyers. In turn, it will keep property values high.
In most cases, the approval process is just a formality that needs to be followed for the homeowner’s protection. Although in most cases an ACC request can be processed quickly, give up to 7 business days for an ACC request to be returned.
Example:
A roof ACC request is submitted but the shingles are in the wrong color. The ACC request is denied, and the correct color options suggested to the homeowner. This now saves the homeowner the expense of replacing the roof with the correct color and/or assessed fines until the problem is rectified.
How to Submit an ACC Request:

Complete the required fields listed and acknowledge by typing your signature in the signature line, located under Acknowledgement, and then hit Continue at the top right-hand corner to finalize your submission.
Verify if your request type requires additional information – see FAQ’s below for what additional information may be required.
ACC Committee will utilize the comment section on your project to communicate any additional requirements.
If no response has been received within 7 business days, please follow up with Kristina to verify the status of the application.
Additional Requirements by Type of Request:
Air Conditioning Units:
- May be installed on the side of the house without needing to be screened
- May not be in front of the front façade
- Window units may not be visible from any street or Common Area
ACC request must be submitted if location of unit(s) is moved with new location, preferably on a map.
Antennas:
- Only Satellite dish antennas may be installed while visible from the street or Common Area
- All other types of antennas may not be visible from the street or Common Area
ACC request must be submitted for any antenna other than Satellite dish antenna. Must include type, height, and exact location, preferably on a map.
Basketball Goals, Temporary or Permanent:
- Basketball goals may not be attached to the home
- Temporary/portable basketball goals must be stored in an unobtrusive manner when not in use
- Temporary/portable basketball goals must be weighted down
- Permanent basketball goals may be installed by the driveway
- All basketball goals including back board and net must be kept in good condition
No ACC request is required for temporary/portable basketball goals.
ACC request must be submitted for a permanent basketball goal including manufacturer name, model, size, and location, preferably on a map.
NOTE: The homeowner is responsible to follow city code and property easement requirements
Clothesline:
- Clotheslines may not be visible from any street or Common Area
ACC request must be submitted including size, location, and the plan for screening the clothesline
Driveways:
- All driveways shall be surfaced with concrete
- Any other surfacing will have to be approved by ACC which includes staining, painting, pebble surfaces, etc.
ACC request must be submitted for all changes including surface type, color, and manufacturer name
Fence:
Wood Fences:
- Should be constructed of #1 grade cedar
- Must be maintained with either clear preservative or medium brown stain – fence may never turn grey due to weathering
- May not be taller than 6 feet in height
- Portions facing the street or Common Area should be capped
- Support posts may not be facing the street or Common Area
- Fence may not extend past 5 feet behind the front façade of the house
Wrought Iron Fences:
- May be installed along green belt or Common Areas
- May not be taller than 6 feet in height
- Must be painted black
No ACC request is required for replacing like with like.
ACC request must be submitted for any changes in fencing, it’s location or appearance including different stain color. The ACC request must include type of material used, name and brand of stain/paint and new location, preferably on a map for location changes marked.
Flags/Flagpole:
Flagpole:
- Only one permanent flagpole is permitted per lot
- Flagpole may not exceed 20 feet in height
- The diameter of the flagpole may not exceed six inches.
- Any freestanding flagpole, or flagpole attached to a dwelling, shall be constructed of permanent, long-last materials. The materials used for the flagpole pole shall be harmonious with the dwelling and have a finish appropriate to the materials used in the construction of the flagpole.
ACC request must be submitted for flagpole installation including size, material, and exact location, preferably on a map.
Seasonal Flags:
- May be displayed from front façade or a permanent flagpole
- Seasonal or sport team flags may only be displayed during holidays or game days
- Flag size may not exceed 3 feet by 5 feet
- Must be kept in good shape
No ACC request is required to display seasonal flags.
Permanent Flags:
- May be displayed from front façade or a permanent flagpole
- US, State or Military flags may be always displayed
- Flag size may not exceed 3 feet by 5 feet
- Flags must be kept in good shape
No ACC request is required to display permanent flags.
Political Flags:
- No political flags may be displayed. Alternatively, one political sign not exceeding 5 square feet in size may be placed in the yard during election times and must be removed after election
Garage Doors:
- Must remain in good repair
No ACC request is required if repainting/repairing like with like.
ACC request must be submitted for any changes to garage doors including re-painting or re-staining so different color. The ACC request should include manufacturer name and model number of both material and paint/stain.
Greenhouses:
- May not be more than 8 feet tall
- May not be visible from the street or Common Area
- Must be constructed of durable material to complement the house

NOTE: The homeowner is responsible to follow city code and property easement requirements
Holiday Lighting/Decorations:
Holiday lighting:
- May be put up and turned on as early as 30 days before the holiday
- Should be removed within 14 days after the holiday
Christmas lights:
- May be installed as early as October
- Should not be turned on until 30 days prior to Christmas
- Should be turned off within 14 days after Christmas
- Must be removed by end of January
Holiday Decorations:
- May be put up as early as 30 days before the holiday
- Should be removed within 14 days after the holiday
No ACC request is required to put up decorations or holiday lighting.
Landscaping:
General Landscaping:
- Every home is required to have a bed in front of the façade that is filled with plants different from grass
- Bed borders may be defined by hardscape, low profile border fencing or by a clear divide between grass and bed
- Beds and plants within bed should be maintained
- Homeowner is responsible to maintain any other landscaping visible from the street
No ACC request is required for annuals, perennials, or small shrub changes.
Trees:
- Each lot came with at least 2 trees between sidewalk and street
- Homeowner is responsible to maintain these trees
- Trees must be pruned up to a 7 feet vertical clearance from the ground
- Following trees permitted between sidewalk and street:
- Live Oak
- Shumard Red Oak
- Cedar Elm
- Chines Pistache
- Bald Cypress
- Texas Ash
ACC request must be submitted for any tree changes, additions or removal including reason for action taken and planned replacement.
Hardscapes:
- Low level hardscapes are permitted around trees or flower beds
- Material should be brick or stone
ACC request must be submitted for hardscape additions or changes including hardscape material, color, and location, preferably on a map.
Lighting:
Coach lights:
- Homeowner is responsible to maintain installed coach lights
No ACC request is required to replace like with like.
ACC request must be submitted for any major changes or additions including manufacturer name, model and location, preferably on a picture or map.
Security/Motion Lights:
- Homeowner is responsible to maintain security lights
- Security lights may not infringe on neighboring lots
No ACC request is required to install security lights.
Low Voltage/Landscape Lights:
- Homeowner is responsible to maintain installed low voltage or landscape lighting
- Must be in working order – if not in working order must be removed
No ACC request is required to install landscape lights in landscaping beds.
ACC request must be submitted for low voltage/landscape lighting in any other area visible from the street or Common Area including style and location, preferably on a map.
Permanent Under-Eve Lights:
- Must be invisible from the street during daylight
ACC request must be submitted including manufacturer name, model, location, and color.
Mailboxes:
- Homeowners are responsible to maintain mailboxes as they were originally installed.

ACC request must be submitted for any other replacement than the above. Must include brand, type and picture of mailbox or post.
Major Home Improvements:
- This includes but is not limited to additions, remodels, etc. regardless, if visible from street or not.
ACC request must be submitted for all major home improvements including complete plans of improvement, construction timeline, materials, color, and access to get project completed.
NOTE:
- Landscaping damage visible from the street or Common Area must be repaired by end of project (i.e., ridges filled, lawn replaced, etc.)
- The homeowner is responsible to follow city code and property easement requirements
Minor home improvements:
- This includes but is not limited to anything on the house that is visible from the street or Common Area: Front door, storm door, facia, gutters, shutters, etc.
No ACC request is required to replace like with like (i.e., re-staining front door in same stain color).
ACC request must be submitted for all other changes including type of improvement, materials, and color (i.e., changing front door from stain to paint in a different color).
Patios/Pergolas/Gazebos:
- May not be taller than 12 feet in height
- Must be constructed of durable material to complement the house
ACC request must be submitted including construction plans, size, building material, paint/stain color and location preferably on a map.
NOTE: The homeowner is responsible to follow city code and property easement requirements
Play Equipment:
- May not be taller than 12 feet in height
- Only one play structure is allowed per lot
- May not be visible from the street or Common Area
ACC request must be submitted if visible from the street or Common Area, including height, manufacturer name, model, picture, and location, preferably on a map.
Pools/Spas:
- No permanent above ground pools with pumps are permitted
- All pool/hot tub/spa equipment must be screened for view from the street or other residences with landscaping or privacy fence
- Freestanding spas are permitted at maximum height of 48 inches above grade
Must submit ACC request including construction plans with timeline, location, access information for construction, and material.
NOTE:
- Landscaping damage visible from the street or Common Area must be repaired by end of project (i.e., ridges filled, lawn replaced, etc.)
- The homeowner is responsible to follow city code and property easement requirements
Rain Barrels:
- May not be visible from the street or Common Area
No ACC request is required if not visible from the street or Common Area.
ACC request must be submitted if visible from the street or Common Area including plans for screening the rain barrel.
NOTE:
• The preferred location is in the rear or side yard (if behind fence)
• The overflow from the rain barrel/collection device shall discharge to the same location as the current downspout.
• The size of the rain barrel/collection device receptacle is limited to 36” in height and 24” in diameter.
• The receptacle must be designed for the purpose of collecting rainwater; a converted trash can is not an acceptable alternative.
• The receptable must be sturdily constructed of durable plastic in black, brown, green, simulated wood with a screened cover and a splash block provided for the overflow.
Roof Replacement/Repair:
- Roofs must be constructed or covered with:
- minimum 20-year composition shingle
- Weight must be at least 200 bounds per 100 square feet
- Approved colors are muted brown, black or grey tones
- All roof stack and flashing must be painted to match the roof color
- No other material other than shingle roofs are permitted
No ACC request is required to repair or replace like with like.
ACC request must be submitted for any changes (different roof color, style, type, attic ventilation, etc.) including manufacturer name, color name, sample picture of shingles and pictures of other items to be installed on the roof with specific location of where they will be installed.
Screening Fence:
- Defined as a fence to provide privacy or to screen utilities, sheds, pool equipment, etc.
- Purpose to have this screening in place year round
- May be constructed of landscaping such as bushes, trellis, or trees
- May be constructed of #1 grade cedar:
- Stained with clear sealant or medium brown
- May not be taller than 6 feet
- If used in conjunction with wrought iron fence:
- May not be attached to fence
- Lattice may be installed 1 foot from the fence to allow for vine and fence maintenance
No ACC request is required for self-standing plants.
ACC request must be submitted for any other type of screening including reason for screening fence, picture, material, manufacturer name, size, color, and location, preferably on a map.
Sheds:
- Sheds may not be taller than 8 feet in height
- Must be constructed of durable material
- Color must complement the house
- Must be screened as much as possible
ACC request must be submitted including manufacturer name, model, material, size, and location, preferably on a map.
Sidewalks/Entry Paths:
- Homeowner is responsible for sidewalk maintenance
ACC request must be submitted for sidewalk/entry path changes or additions including material, design, and location, preferably on a map.
Signs:
- No for rent or for lease signs are permitted
- No signs of any kind may be displayed, except:
- One sign no more than 5 square feet for advertising while work is in progress. Sign must be removed after work is done.
- One for sale sign no more than 6 square feet in size.
- One political sign no more than 5 square feet in size during election times. Sign must be removed after election
- One school pride sign no more than 6 square feet in size.
No ACC request is required to place a permitted sign in the yard.
Solar Panels:
• In all circumstances where roof installation is contemplated, Solar Energy Panels shall conform to the slope of the rood and the top edge of the Solar Energy Panel shall be parallel to the roof ridge.
• In all circumstances of ground/yard installation, Solar Energy Panels shall not be taller than the fence line.
• Solar Energy Panel frames, support brackets, or any visible piping or wiring must be of a silver, bronze, or black tone, whichever blends most effectively with the roof.
• Color or finish of the panel must blend to the greatest extent possible with existing roof color.
For the purposes of the Association, the term “Solar Energy Panel” means a panel device or system designed primarily to collect solar energy, and collection and subsequently use solar energy as thermal, mechanical, or electrical energy.
All solar panel installations require an ACC request including installation plans with location of panels and equipment used.
Trailers/RVs/Camper:
- No trailers, boats, watercraft trailers, RVs, Campers or similar vehicles may be stored visible from the street or Common Area
- They may be parked up to 72 hours curbside for loading and unloading
- Moving pods or dumpsters may be placed in the driveway with ACC approval
ACC request must be submitted for moving pods or dumpsters including placement location and length of placement.
